“One of the biggest mistakes home sellers make is not shouting it from the rooftops,” advises Len Pemberton, Licensed Real Estate Sales Person at McDowell Real Estate Ltd Rotorua.

 

Stunning photographs, video tours, accurate floor plans—buyers want it all. You need an agent who can develop a full-blown marketing plan, including social media. “The public are doing more and more research online and selecting their favourite properties before they see them,” says Len.

 

Being in a rush to sell is often a rookie mistake. Selling a house takes time and it’s improbable to go into the market expecting a full-price offer on the first week that it’s for sale. “It’s essential to remember that some properties take a long time to sell and that, ultimately, you can’t sell a house that no one wants to buy,” adds Len.

 

Another mistake is spending far too much money on sale specific renovations. Though it is smart to patch any holes in the walls and make minor fixes to the property, it’s not always a good idea to spend thousands of dollars on a big overhaul that you may never get a return on. “Do a walk-through of your own home, pretending that you’re seeing it for the first time. What things have you always meant to fix?” says Len.

 

If you smoke or have pets, your home will likely have an odour. Although you might be used to it, a potential buyer may not appreciate it. “For any unwanted smells, try baking soda. Sprinkle it around the house, on the furniture and on the carpets. Let it sit for a day so the granules can absorb the odours and then vacuum it all up,” says Len.
