NORTHLAND

A waterfront farm with lifestyle and residential subdivision potential has been placed on the market for sale for the first time in 75 years.

The 98 hectare farm, Kumete Bluff, is on the water’s edge at the small rural resort settlement Tinopai in Northland has been operating as a beef and dairy grazing property for the past four years.

Kumete Bluff is being marketed by John Barnett and Kaye McElwain from Bayleys North of Auckland. The pair and the owners believe that it is the property’s residential development potential which will attract potential buyers. With a multitude of good building sites, the property has council consent for subdivision into seven new blocks – four for lifestyle sections, and three for residential lots.

“Under a proposed subdivision which has been approved by Kaipara District Council, most of the sites would have sea views over the Kaipara Harbour,” Kaye McElwain said.

“At two hours drive north of Auckland, and adjacent to a quiet settlement, the 98 hectares provide an opportunity to develop a small community of lifestyle properties for people wanting close proximity to the water without the crowds of places such as Omaha or Mangawhai. It even has its own private sandy beach lined with pohutukawas which you can launch a boat from or sit back and watch the sun go down.”

The farm’s homestead is a three-bedroom 150square-metre 1950s-style homestead features an in-ground heated swimming pool and spa, as well as decking and a BBQ area, with stunning sea views from the front deck. The farm is being auctioned by Bayleys on February 17th 2010.
