AUCKLAND

A large residential dwelling with planning consent to develop into a medical or healthcare facility is on the market for sale.

The 348 square metre building sits on a 1012 square metres site in the central Auckland suburb of Epsom – sitting midway between the commercial hubs of Greenwoods Corner and the Royal Oak shopping mall.

The property is being marketed for sale by Bayleys Real Estate. Commercial and industrial salesman Mike Adams said the land and building could either be bought outright “as is” with the new purchaser taking over the redevelopment, or leased with the current owner completing both interior and exterior modifications – including provision of increased car parking amenities. Tenders for either option close on March 25.

“The property has previously been occupied by well known skincare specialist Dr John Hodge who lived and worked in the combined the building as a home and clinic until his retirement in early 2009 when he sold the property,” Mr Adams said.
“Resource consent granted in April last year to the current owner allows for the conversion of the current mixed use surgery and home into a solely commercial healthcare facility serving multiple practices.

“Alternatively, but still along the same lines, there is the opportunity to create a medical hub facility where complimentary healthcare providers share communal administrative services while operating standalone businesses. These could be, for example, a general practice working alongside an osteopath, an obstetrician, and a podiatrist.”

The planning consent granted by Auckland City Council allows for 12 on-site car parks, and for the commercial operations to function between 8.30am and 6pm Monday to Saturday.
“The owner is prepared to enter into lease discussions which will allow potential tenants to design and fit out the interior to very specific healthcare requirements. As someone with close links to the medical profession, he fully understands the intricate and demanding nature of the business and on that perspective is very empathetic with future use options,” Mr Adams said.
The 1970s-style dwelling in its current state have five bedrooms suitable for conversion into surgery offices, as well as two lounges – once of which could be converted into working space, while the other has been allocated as a potential reception lounge.

The premises have two bathroom amenities, while a lock up garage to the side of the property is suitable for a large storage facility. Mr Adams said redevelopment plans for the site had already been drafted and were available for review by potential purchasers.

“Sitting within a residential area, yet with approval for the expansion of commercial operations, this property will have the benefit of providing easy access and parking for clients. In addition to the car parking facilities which could be installed, there is also a bus stop on a major bus route directly in front of the property,” Mr Adams said.

“Both the commercial centres of Greenwoods Corner to the west and the Royal Oak shopping mall to the east have grown substantially over the past decade – particularly in the number of food and beverage and small retail outlets which have opened.

“However, while these retail activities have mushroomed, healthcare services in the district have failed to keep pace – creating the opportunity for a medical centre not only positioned between two large shopping precincts as a matter of convenience, but also supported by a growing population as the number of residential dwellings in all of the surrounding suburbs continues to increase.”
